I doubt the UAD is going to result in mass withdrawals. It might trigger some premature retirements among the oldsters but those were going to happen within the next few years anyway.2020-22 was a once-in-a-lifetime opportunity for residential appraisers - as I was saying on here loudly and often while encouraging everyone to take advantage of it like we were doing at the time. The "writing was on the wall" as far as the future of residential appraisers (recall that 2020 saw the first inkling of what "The UAD 3.6 Abomination" would become, and believe me - it drove us to work even harder).

If someone has been self-employed at this thing for 20 years it won't be increase of subject property identification efforts that chases them into a 9-5. It'll be the overall economics of the business itself. IMO
TBH, I think that once the appraisalware vendors figure it out the increase in time a tablet-enabled appraiser will spend at the site won't even amount to more than maybe 30 additional minutes. Maybe not even that long.

It seems to be that the inspection and much analysis is projected to be on-site and not post-inspection. The implication is that wifi will necessarily be at the site you are visiting. The form is "dynamic" whatever that means so my first question is how does one actually keep a "true" copy of your report? Secondly, files are sent by zip files, and will the technology fees disappear? And how can one predict what information is going to be encountered by the appraiser in a timely fashion. I have no data/stats on inspection time. I know that it has come up in multiple webinars where several have asked appraisers who have actually completed assignments to comment on the inspection time. Anyone who wants to hear what those appraisers have said can listen to those webinars. If I comment on what they said someone will surely say that I am "spinning" it.What are the stats with it so far?
