Todays Bombshell Executive Order Ends Traditional Appraisals.

2020-22 was a once-in-a-lifetime opportunity for residential appraisers - as I was saying on here loudly and often while encouraging everyone to take advantage of it like we were doing at the time. The "writing was on the wall" as far as the future of residential appraisers (recall that 2020 saw the first inkling of what "The UAD 3.6 Abomination" would become, and believe me - it drove us to work even harder).
I doubt the UAD is going to result in mass withdrawals. It might trigger some premature retirements among the oldsters but those were going to happen within the next few years anyway.

If someone has been self-employed at this thing for 20 years it won't be increase of subject property identification efforts that chases them into a 9-5. It'll be the overall economics of the business itself. IMO

TBH, I think that once the appraisalware vendors figure it out the increase in time a tablet-enabled appraiser will spend at the site won't even amount to more than maybe 30 additional minutes. Maybe not even that long.

We'll see how it works out. I just don't see it resulting in 3hr inspections unless someone is operating with paper and a clipboard instead of a tablet.

There have been several recent webinars featuring appraisers who are actually using UAD 3.6. What are those appraisers saying about the impact to inspection time?

It seems to be that the inspection and much analysis is projected to be on-site and not post-inspection. The implication is that wifi will necessarily be at the site you are visiting. The form is "dynamic" whatever that means so my first question is how does one actually keep a "true" copy of your report? Secondly, files are sent by zip files, and will the technology fees disappear? And how can one predict what information is going to be encountered by the appraiser in a timely fashion. The implication is you only have 8 or so hours between starting the inspection and submitting the forms and then who knows how many stips will accrue in the days following.

Also, surveys suggest current appraisals take 5-7 hours for ordinary properties. But we all know posters here saying they finish a report in 4 hours or less.??? Are they using runners? Have an assistant doing the typing? Enquiring minds want to know.

I mean they are getting old but even the youngsters may leave also for better opportunity and better money. I added this below

The young are cteh savvy for sure, The allure of working from home is powerful but is it enough?

I still operate with a blank sheet of paper and a clipboard. I spend a certain amount of time transcribing notes I already made into my reports. And re-drawing my site plans into Apex. I also manually transcribe the data from my comps into my reports. If I was only doing a couple of types of reports on a single property type I'd probably be using a datamaster or similar to wrangle my data and some of the commentary for me. I'll wait and see if/when AI develops to the point that I can use it across the more expansive scope of practice I operate in.

I have no data/stats on inspection time. I know that it has come up in multiple webinars where several have asked appraisers who have actually completed assignments to comment on the inspection time. Anyone who wants to hear what those appraisers have said can listen to those webinars. If I comment on what they said someone will surely say that I am "spinning" it. :)
