Contractors get a lot of work from realtors. My niece has used the realtor recommended contractors for years now, long after her sale closed. Her inspection came back with a long laundry list and the realtor was able to sort through what was important and what just sounded important. Any home buyer should have either that realtor with connections or have their own contractor type connections.
Correct. Legitimate specialists performing a needed specialist service.

Totally different from a ready substitute fake inspector in a working realm that usually does not even require an inspectors license.

You should check out the reddit threads on UWM. They're apparently mass bidding worse than AMC's ever did. While simultaneously directing the majority work flow to their insider franchise firms and those aligned with one of these partner software companies, true footage or tract, I forget. They're just sending all the bids for the illusion of regulatory compliance is what the dozens of people posting there that are suddenly cut off of UWM work are saying.

Corruption and special favors is once again the status quo in this industry rather than the exception.

No amount of new blood, updated forms, or licensee head count will solve the problem.

Predatory lending is back and in charge more than ever.

"Trust the tech..." Sort of gives you a little insight why the new forms redevelopment was so incompetently blundered, repeatedly.

The people whom came up with the genius traditional appraisal grid are long gone. Their sound sensible policies slowly trickled out after they left.

A handheld device is just a small computer - we all have it on our iphone or ipad etc. The tech is not the problem, it is the greed of some who use the tech to devalue human labor and expertise.
Not necessarily. The reliance on tech causes cognitive deficiencies in a multitude of ways.

Makes people think they're really smart, because they know how to use 'smart devices'.

The end result is extreme loss of performance quality and IQ points at scale.

Yeah, I can foresee this happening. UAD 3.6 could all but kill the traditional appraisal, especially if the rollout is bad.
98% ltv pass throughs and hybrids, along with the pdc program killed the traditional appraisal need years ago.

Those left are surviving on the fumes.

The previous FHFA director had something to say on that matter specifically.

...and there's always the CONSEQUENCES for the actions. Probably we will sooner or later see massive taxpayer bailouts for the entities who have loans in excess of assets. That usually comes to light during a crash, not on the upward value slope. Historically, we've seen high-flying investments and subsequent crashes many times regarding real estate. It's either that, or devaluing the dollar so the 'books' look like the loans are solid, and everybody lives in a million dollar house, and the gardener mows your lawn for $1000.
 
WOW Lots being said in here I do have a few questions that may already been answered.

Hhen you complete and affixed signature, Can you print to pdf on your resident printer? This would be part of your work file. Meaning that in the event of a state complaint. I assume you can because the state requires it so they want to see it Also As a matter of practice I always have a complete hard copy of my reports and work file.

In regards to HUD inspectors , Thats not a bad thing to look into . not as a 1099 , no as a W2 employee ' you won't work hard and after a period of time you get raises in your salary and time towards retirement

If the Clear Capital 3.6 fee is where AMCs think the appraisal market will go, then I predict the 60%+ appraisers who have stated they won't do 3.6 at all, will go to 98% of appraisers refusing to do 3.6 through AMCs. It's a no-brainer. Virtually ANYTHING, including creating a pooper-scooper business would pay more per hour/day/year.
