Has Anyone Completed A 3.6 Yet

This thread has been closed, so I can't ask the following there. How is the additional research going into determining the cause of the appraisal gap (forgetting, for the moment, that Freddie announced the "cause" as biased appraisers at the outset)? Can we expect any updates in the near future? Any reports of solutions that have been implemented to correct the identified cause(s)? Does Freddie report what portion of their R&D budget is being devoted to that cause? Is there any credible evidence that the GSEs have ever reported research results that fail to deflect the blame for whatever onto appraisers or lenders when they were at least equally culpable?

I trust you may catch the disconnect. We are hearing from the GSE's that everything's rolling 'on schedule' (if not even a bit ahead of schedule!). And what we're hearing on the street - i.e. what we are actually experiencing - is quite the opposite. As a matter of fact, I'm sitting in on a demo RN where the dude is texting with his daughter about getting into a rental property. ACI has no live version. I don't use Total or Bradford, but I haven't heard of even one person who has completed a report on either of those products either. So, then, at least 4 of the 'options' available still don't have a viable product. I can also say with assurance that the OMS provider we use was 'supposed' to go live last week (doesn't sound much ahead of the game, does it?).

See where folks might feel just a teensy bit misinformed? And, as I'm sure you know, in the dearth of transparency lies 'myths' and conspiracies.

BTW, the first UAD 3.6 MF was submitted 6 months ago.
C'mon, the first SFR 3.6 was submitted 11/14/25 with great fanfare. You want us to believe the first manufactured 3.6 was completed in the same time frame without a peep from anyone involved?
 
My software provider hasnt sent anything out yet. This rollout might be botched even worse than I figured it would be.

And that's another issue those living in the bubble don't understand. It's all fun and games for them, and free travel while they're on payroll. They expect boots on the ground appraisers to spend thousands and take time off for some conference or boot camp to learn software that isn't working yet.

I don't know what to tell you. No one blew their own horn over the first condo, the first MH, the first co-op, or the first MF. Maybe they just didn't think it was as newsworthy as being the every first 3.6 report ??? Maybe they just didn't know they were the first??? I don't know - I am not on their marketing teams. I do know that the first MF was submitted in Dec 2025, and they have come in on a regular basis since.
 
Is 'regular basis' anything like 'average' (you know - the term we're not supposed to use because it lacks context)?
