Has Anyone Completed A 3.6 Yet

Good morning, I am wondering if anyone has actually completed a 3.6 yet, what software you used and how long did it take? Was it worth your fee? I have tried 3 different software options (ACI, which is not even ready yet, Aivre and Total). I try to slog my way through all of them, and run into problems every time. I cannot seem to complete one from start to finish, and am so frustrated! Any words of advice (besides retiring!!) :LOL:

Try SFREP. I think they're giving 6 months free and it will accommodate both legacy (2.6) and new (3.6). It's not the flashiest application out there, but for folks who want more of a 'traditional' feel, that's it. Desktop based. Haven't tried ApprAIz yet, but I'm guessing it feels a lot like Aivre. Reggora is supposed to be dropping their offering soon as well - upside to that option is that it's going to be free for appraisers to use.

Trying software with no tech support or relationship with the software company means you have nobody to turn to when you get stuck.

I have alamode, have had it for years, paid extra this year for 24/7 "elite" ( ha ha ) tech support so that when I try the UAD3.6 I can call tech support and work with a real person and have them remote into my computer if need be etc. I did a brief try of the first page with no problem but have not tried a complete report yet.

What kind of problems did you run into on each software ? Were you familiar with any of the software before trying it on UAD 3.6?

I have used ACI for years, but is very glitchy on their 3.6 platform. It crashes, doesn't show progress correctly, they just haven't figured it out yet. I was hoping to stay with them (although I do believe Total is better), and Aivre has a section to pull up maps and comps, but does not work for me. Maybe I am just not tech-savvy, and they rely on AI to "assist" with the report. Even the guy who has "completed" 3.6 reports with Aivre admitted he doesn't use their features, and relies on the old school methods for getting comps, etc. He also had to rely heavily on them walking him through the report. I feel like they may be all hype. I have watched basically every free zoom or class offered, took the 3.6 courses on McKissock, and NOBODY shows you how to finish a report :cry:

Thanks, will look into that, I prefer traditional, so that may work for me

I attended the ACI presentation at the ACTs Conference in 2025 (followed by an even more useless all-day Fannie/Freddie bureaucrat "Show").

As far as ACI goes, other than the fact that Kimberly Angellone bears a passing resemblance to Scarlett Johansen and is a likeable girl, the ACI presentation was utterly worthless. What I saw made me realize I wanted no part of it. There is no coherent "workflow" in that 'Workbench' system.

I walked out, coined the phrase "UAD 3.6 Abomination", and told my wife that it was clearly unworkable and that we would be retiring upon its implementation. Realize that does not help you if you are not at that point in your career, but ... that was my experience ... :unsure:
 
I think DWs comment about many of these issues being related to the user interface rather than the data standard itself makes sense. These appraisalware vendors are approaching the user interface from different directions. Some will inevitably prove more user-friendly than others especially as these vendors accrue more experience from the service calls and user feedback.

As for the AI-assist, if Datamaster can aggregate data and populate a legacy form using the various existing vendor UIs then this is just another variation of that for them; possibly easier to implement than building a program that will work for the current versions of Total, ACI, SFREP and such.

Congrats on being a part of one of the worst industries in the United States. Where you are used and abused by every entity in the process in order for them to make as much money off your soul as possible.
 
It seems that some are confusing systems like Data Master, or Aivre, which pull data from public records and MLS/ can autopopulate or create graphs, with the software product appraisers use for reporting UAD 3.6, such as Alamode and ACI , Clickforms, etc.

I do not believe that UAD 3.6 requires appraisers to use a data product ( that is optional ). Appraisers need to report the appraisal for UAD 3.6 as a printable and sendable form, which is the function of appraisal software products.
