My prediction on 3.6

UAD 3.6 is a different animal with a myriad of drop-down fields with layers of detail that must be filled out . There is no way around it.
This is why the AI form filling, comp picking, adjustment calculating, comment providing programs are so attractive. If you don't jump on board, you'll be left behind. It doesn't matter if the information and or calculations are wrong. A newbie using AI, providing a higher number of reports is more desirable than your decades of knowledge and extensive experience.

Per that article posted here in the threads, the users don't want to slog through your commentary. Check the boxes, provide a short AI blurb, sign the report, and turn it in. The old ways are over.
 
Dude..... appraiser's are tapped out.

AMC's take 30% to 60% of our fee...plus tech and portal fees. Then there's licensing, E&O, appraisal software, form filling / AI apps subscriptions and expensive continuing education. Now, we have to get a $4,000 computer because of a poorly designed dynamic form that's going to be glitchy anyways no matter what kind of computer you have? Oh, and let's not forget about getting an iPad with lidar technology to measure the dwelling incorrectly.... because the technology is not there yet.

There's no more sponging off the appraiser.... the sponge is dry.
If one can't invest a few thousand into their business their done and it's a hobby not a business.

One can cancel the vacation, hunker down or do something differently because it's evident that appraising isn't viable anymore. Nothing to be ashamed about just close it down what's the point in breaking even.

My point was.... it's not the computer or any other fancy smancy, Hi-Tech gadgets. If one is doing AMC, GSE, 3.6 jobs... you need a solid router and high speed internet. Plus, a full commitment to dive into the AI, form filling, adjustment providing app you like best.

Take the medicine and get it over with...

Some locations are better than others. But here in Cali, the above is definitely a consideration.
 
But appraisers here have tried a la mode or ACI and a couple other 3.6 alternatives. The consensus is that it's cumbersome, glitchy, freezes and takes twice as long. Why wouldn't I, who hasn't tried to fill out a 3.6 not believe them?


This is not pessimistic? This is confirming along with the other appraisers who've slogged through a 3.6.

I'm sure it'll get better..... but it's not ready for prime time yet.
One of the "early completers" of the 3.6 let it slip that he gridded the sales in a legacy form and transfer the info over. Makes sense since I have yet to see a grid in the 3.6. Please someone tell me there is one.

Which article and who wrote it? I skim some parts of these threads.

I see a lot of schills for software AI companies popping up - or their affiliates at AMC's, who are trying to intimidate appraisers to get on board the fast/cheap train by letting AI auto fill with the idea of there being little input from the appraiser.

Wrt it depends on the client - why would good clients who have standards suddenly approve of shoddy appraisals with terrible AI-picked comp choices just because it is a 3.6 format? I am not an appraiser who makes long-winded comments unless a complex assignment calls for it. However, I spend a lot of time vetting the comps, and trying to make succinct comments addressing an issue -I don't see why that would change.

If my clients fold and the whole thing becomes fast and cheap /100% AMC then I would stop appraising. Though I don't see how, even with AI filling out sections of UAD 3.6, it would be that cheap or fast - the AI software is expensive, and the appraiser is still responsible for the content of their appraisal.

IDK- I took the first day of an online training webinar with ALAMODE today....boring as heck - it is doable but a learning curve. I plan on, after part two tommorow, doing a UAD 3.6 on a house I already appraised in 2.6 and see how it goes.

There is a way to start a report in 2.6 and then merge it with 3.6, whether that saves time or preserves things idk. There is a way to make a template which he has not covered yet and a way to save comments so it is not hopeless. Just a lot more detail and fields to fill out.

If it turns out a newbie using AI, who does not verify the AI info and does not pick their own comps and simply signs off on the AI slop is going to be hired above anyone else than at that point I will be finished, go to plan B, scale back and do some dopey part-time job or just live very lean. Try to develop my creative work into some kins of income would be ideal.

I want to give it a chance and see if after 3.6 takes hold, details still value credible comp choices and adjustments that make sense. Unless the experienced high-level appraisal managers and reviewers suddenly throw up their hands and don't care? Or are they let go in the name of super-efficiency led by an unstoppable mass of AMC and AI data interests? I hope it does not go in that direction, but am a realist and know that possiblity exists. .
