My prediction on 3.6

Can anyone verify this from a post on FB?

"Working through a practice USD 3.6 report. Certification 29 says “I have not performed any service regarding the subject property within the three years preceding the agreement to perform this assignment.“ The certification can’t be modified. So you can’t re-appraise a property within 3 years if you are doing it as 3.6. Just a heads up for those who may be doing conventional as well as VA work. The fine print is not in your favor."

I doubt that is a fixed certification like the ones on the current 1004. I would guess that is the result of having answered a question somewhere else about whether or not you had provided prior services pertaining to the subject.

Sounds like nonsense. Just because we disclose that we have performed a prior service within 3 years does not mean we are prohibited from applying it again within that time frame. We make the same disclosure now in USD 2.6 . We are supposed to let the client know if we appraised or performed another service on a subject within 3 years.
 
Based on how many appraisers operate on old dated computers and operating systems I'm pretty sure 3.6 won't be anything but clunky and slow unless the appraisers using it upgrade to the newest and fastest computers available.

THE QUESTION TO SOFTWARE PROVIDERS AND TECHS IS which computer and operating systems work best with 3 6. If your using a old system your dead on arrival. Take $4,000 and invest in new equipment.
 
I have Windows 11 and purchased a powerful new computer 6 months ago.

UAD 3.6 is a different animal with a myriad of drop-down fields, each containing expanding sections of check boxes, comments, and details that must be filled out . It is what it is.

Doctors focus on one area and are very trained in that area. If AI detects a cancer cell based on an xray or whatever, the doctor still has to treat the cancer.

You are not in the same ballpark on single family residential in a heterogeneous market. Multiple and multiple elements of comparison. The doctor has already done things like blood work or xrays or whatever.

I will admit that these software adjustments thingys work ok in cookie cutter subdivisions. After that it's wacky world.

For fun I tried it out for an area with 800k dollar tear downs that are being replaced with 3 million dollar homes. Cost depreciate that that. LOL. one of the homes was totally remodeled and was still torn down. Ha.

The software came back with: are you crazy?

AMC's take 30% to 60% of our fee...plus tech and portal fees. Then there's licensing, E&O, appraisal software, form filling / AI apps subscriptions and expensive continuing education. Now, we have to get a $4,000 computer because of a poorly designed dynamic form that's going to be glitchy anyways no matter what kind of computer you have? Oh, and let's not forget about getting an iPad with lidar technology to measure the dwelling incorrectly.... because the technology is not there yet.

There's no more sponging off the appraiser.... the sponge is dry.
