My prediction on 3.6

I don't know what software you currently use Sadie, but in win total, you can view all six to eight comps, from top to bottom. Gross sales prices all the way down to adjusted sales prices. I get the entire overview of all the comps in the grid.

It's asinine that in the 3.6, the grid is broken up between two or three pages. Plus, there's no net and gross adjustments indicating which comparables are the least and or most similar/dissimilar based an adjustment amounts.

To me, all this is very similar to Microsoft windows. From Windows 3.1 all the way to Windows 7, you could pretty much figure out how to get through and do all the operations on your computer. Big change with Windows 10 and 11.

We'll see what happens.
Is that in the 3.6? That is one of my biggest beefs. The other being the vast amounts of extraneous information we have to collect.

Some of the changes make complete sense.
 
Again, if an appraisalware vendor can already set their "view" up to accommodate more than 3 comps at a time there's no reason to think they're going to abandon their those setups because those adj grids contain some more lines.

Also no reason to assume those vendors are going to switch over to the narrative style formatting that the GSEs used for their demo. What they start with in 2027 may get a lot of refinement by the end of the year.

True enough. My doctors used blood tests and MRIs to identify cancers that a biopsy didn't find... oh, wait. :unsure:

Two types of AI. One just reads the internet and regurgitates what it finds on millions of websites. The other actually does the math and if data driven using real data sets, not just reading what someone else said. So as example, one will do things like read the actual recorded temperature from government websites and plot them over time, whereas the other only estimates the temperature from models developed by really smart but wrong people.

Per the samples provided on Fannie's website, the grid is broken up between two pages. See screen shot. The overview of all comps from top to bottom is very useful. You'll be scrolling up and down just to see the entire grid from top to bottom.... maybe this is only a pain for people who go over there completed report. Maybe as you said, it'll evolve.

Based on the video in post number 94, I gathered they want as little narrative as possible and are pushing for AI to do commentary and adjustments for you.

True Tracks has made a $40 million dollar gamble to make the residential appraiser a W-2 position. So, if you're going to be their employee, you are going to be using true tracks AI to fill the report out. I would assume there would be a quota to be met as well. The setup seems to be going towards being a real estate appraiser, not an independent real estate appraiser.

Don't worry. They will be more than happy to give you those assignments for as little money as possible once AVM's and AI do all the easy stuff.
That's if the true tracks W-2 staffers don't get the assignment.

True Tracks staffers will only get the assignments if enough people choose to work for True Tracks. I get solicited from similar companies and delete the offers - though it might work for some folks

What kind of salary and benefits do they offer? What kind of volume do they expect? I have no idea - and have no interest in working for them. It would be a terrible fit on both sides. But if anyone interviews with them or can find out, it would be interesting to know.

Why would it cost True Tracks 40 million to email or text appraisers asking if they want to join the staff? Most of these staff positions are work from appraisers own home so it is not like these companies are providing an office or computers.

I tried True Tracks as a demo - found it similar to Spark and hated True Track heat maps - dots all over the place, what does it even mean...I got stuck at some point and could not reach anybody - not a live person to be found - just a chatbot or email for support (I gave up at that point ). Their program might be fine idk - anyone can try them and draw their own conclusion. I just can't see how a company spent so much money on a remote website and a dopey chatbot to address questions with generic answers.

But based on the plethora of instant AI companies offering similar products, these companies seem to be working from a similar or the same platform and thus might end up offering similar products-jmo

I'd probably be fired in under 48 hours....

I applied for half a dozen jobs and got one interview during the Great Recession. The gawking looks on their faces when discussing my employment history was pretty funny. Ageism Is for real folks.
 
Imo, anyone who wants to remain in residential lending has to learn to use 3.6 in a way that works for them. Imo, people need to start somewhere -choose for the short term, whatever is easiest and practical. It might not be ideal- it just has to work well enough to do a report and send it to a client.

If that means using your existing software, then stick with that. If that means choosing a new software, make a choice. (I plan to stay with my existing software, Alamode and doing my first UAD as a mock assignment, basing it on a recent SFR appraisal I did in 2.6) I will let people know when that historic event happens.

We can always change softare companies later, or add AI programs or add auto fill programs later. Best of luck to all !
