My prediction on 3.6

I have a feeling you were very competent Appraiser and ran a profitable business.

Where I get lost with all due respect is why you left private practice and making money.

Competence is issue you won't assess on current stream.
 
You could probably be rolling in doe in Nashville running a big appraisal practice. Why did you leave?

I mean, I don’t really care what the pay is, I would struggle to work for an institution that big. That’s why I got into appraising, had to leave the incompetence of big business and government behind.

An AMC that functions like an appraisal mill will offer a low base salary, bare bones benefits and fulfill hamster on wheel production quotas to make enough bonus $ to get above 50k
The idea of mass-scale staff AMC's only exists when enough appraisers agree to go on staff.
The problem with the staff model from the AMC perspective is that the volume of work is never steady, so they have to carry an appraiser's salary when there is low volume. But with more hybrids and any desktop work, the AMC can get more volume from a staff appraiser by chaining them to a desk, while low-paid PDC collectors go to the properties.

It would be a miserable job for an appraiser imo - which explains why these companies have high turnover and are constantly recruiting to hire.

Most of them get over that pretty quickly for the bennies, plus they want to "fit in" with the bureaucrat culture so they start "going along to get along" - as one the most "esteemed"* members of this Board almost certainly quickly learned how to do as well. As a junior officer I worked with a lot of civilian DoD attorneys who made up most of the Govt Contracts and Labor Law Sections of a couple of bases that had this mission (the military commanders would rotate in and out every 3 years).

Saw this play out in real time. Many were good workers, some were not so good (couldn't get rid of them easily), and all had learned how to "work the system" in terms of getting lateral moves to other DoD jobs and how to get favorable yearly reviews ... ALL of them subscribed to some level of the "Good enough for government work" philosophy. NONE of them worked a minute past 5 PM (I KNOW that for a FACT because I was always the last one 'turning out the lights' and working weekends in the office as the Military Justice Section Chief.

* If you think you detect a hint of sarcasm there ... you're not wrong ... :LOL:

Appraisers that are up to date on these industry changes will benefit, while those who ignore technological advances will be left behind. The largest AMCs and their staff appraisal model will soon be the industry standard this century. 3.6 is a revolutionary system that is long overdue and appraisers who fail to embrace it have no one to blame but themselves. 3.6 can be your friend or foe, it is your decision.
