Bradford Nighthawk presentation and training webinars

Just wondering if anyone here participated in the presentation and training for Bradford's version of 3.6. I took part in the presentation and part of the training. The training was mostly just like the presentation. You had to register for the training webinar to get access to the software. What are your thoughts on this software? I have not checked out any other vendors' offerings yet.

I attended the presentation yesterday (hope Jeff treats that cough! LOL) and the training today. As a result, I am now able to actually use it. Trying to appraise my own house. Didn’t get too far before calling it a day.

Definitely different than anything I have used in my whole career but generally have a positive outlook. Glad I have 3 months or so to practice with it before I need it for real.

My thoughts on Nighthawk is you will love it if you utilize all it can do. My concern is that it will be fantastic in Southern Cal. where you have tons of data. Where I am, aside from a few cities, most of my work is in areas where you count comps in the single digits. Most of what it can do will not be necessary. All well and good until Jan 1 when I will be charged $20 to $25 a pop. Might not be worth it.

Can you tell if we will be able to do a 3.6 report without using (therefore paying for) Nighthawk?
 
Yeah that cost is a bit much IMO. I wonder what others are charging. I also appraise in rural areas a lot. I am curious to see how much data can actually be pulled in. I think the only way to get around paying for Nighthawk is to use a different product.

I attended yesterday as well. Very interesting and the workflow was visually appealing vs others (Aivre etc) I went to the website to sign up as instructed. Already had an "Appraisal World" account from my singular attempt to use Redstone years ago (did not work out with my MLS data) I could not find the link anywhere on the site to sign up as instructed. Frustrating for sure. After sitting through many different webinars from many different "Vendors" I made the executive decision that my team and I will stick with Total and suffer through the ineptness of the software (familiarity) until such time as these other vendors are all fully live and have had a few months of actual use by the masses to work out all the bugs and add all the touted bells and whistles. I just cant waste anymore time chasing down what may or may not be the best option for completing 3.6 orders.

Yes, I know. But we don't even need it until November so big deal.

I will use the free time to practice with it and hopefully by the first of the year I can increase my fees enough to cover the cost.

Very true. I use it everyday in my 2.6 reports. Not yet available for 3.6 reports (of course). I'm more interested in the market analysis and adjustment analysis tools all the others incorporate into their platforms. NONE of the current 3rd party options are available for use with my MLS in my market area. Data Analytics is "OK" but leaves a lot to be desired. Its probably a collasal waste of time for me as quality of the data input by local realtors as well as data from public records is so bad, inaccurate, or incomplete I will probably never be able to get good results without doing it all by hand the old school ways. Just trying to jump on the "Modernization" Bandwagon over here in the Ozarks!
 
I gotta 1 direct lender that wants us start doing them in august, practice they say. What da???? I'm hoping that since i do the same little city row homes, over and over, i won't suffer with my impatience.
Or it not working right, #20,000 in total call waiting line. The worse thing is all those decades of saving comments, now i have to remember them and re save them. Wha Da?
 
One method around that would be to take 30-40 minutes, open a bogus file, add all of your comments to a comment addendum from your quicklist. Copy and paste them into a Word doc or Google doc. And like some of my former trainees have done, never bother to put them into your software again. Just copy and paste from your source doc every time moving forward. It is a small change to your workflow (REALLY small compared to the rest of the workflow changes we are embarking on)
