Subtle, yet I still sense the corral leading to the "DEI-social equity rant" closing in on me in this discussion. As evidenced by the last administration, Democrats don't like old white men in control of other people's fortunes so we could expect some more people of color & women with rainbow hair in the profession.

Not intended as subtle. Intended as overt. And obvious. And kindly note that my question was about the appraisal process, not the demographics of the population.

That is only a trick question to the extent someone would attempt to gaslight their own reasoning.

FTR, if appraisal requirements were changed to base appraisals on some form of "Equitable Value" definition I would go with that flow without any qualms. If that's what they think is meaningful to their decision making then that's fine by me.

Dissolve the public/private partnership where the risks are socialized and the profits are privatized and simply absorb the whole mortgage lending process into the FHA?
It is getting more bizarre by the day. Can you explain to the rest of us Luddites how to socialize risk while privatizing profits? And how does that work with the human need for incentivization?

Well, when you let private financiers make windfall profits by making casino bet loans and then bail them out with taxpayer monies when the predictable happens, even the Luddites get sheared along with the rest of the sheep. If you would turn on that Internet thingy of yours you would discover that people have been using that phrase associated with the GSE market meltdown for quite some time. How does the "human need for incentivization" figure into the spreadsheet detailing the rest of essential government backed activities in our society, Mr. Adam Smith? Is it possible to have public infrastructure, dams, bridges, roads, schools, police, fire, & law enforcement, and military protection without private industry having to "make a profit" from all those activities?

That is a positively scathing pwn to an argument nobody but perhaps the most hardcore libertarians have ever argued. Certainly nobody we've ever seen on this forum.

Yes he did. A safe and sound financial system along with a functioning healthcare system that works for everyone are also "essential government services". No different than all the other essential government services I detailed. And the DSA would enact legislation promoting such notions. You don't put private, profit based industry in charge of essential government services. That's why we still have drinking water we can afford.
 
You tally health care as an essential govt function. A large percentage of everyone disagrees with that opinion. And every time someone here advocates revoking govt backstops for financing institutions in order to force them to be accountable for their decision making that is the polar opposite of socializing them.

I consider childhood vaccinations against smallpox to be an essential government function. You will as well once you see the MAGA succeed in banning all childhood vaccinations with their fake health claims. And unless you want people serving food to you in restaurants spreading the plague while they're at it, you need to cease-and-desist with your "every man is an island" philosophy. Because we aren't.

Disease control and vax requirements aren't what most of the critics are objecting to anyway, and you know it.
