CG 40,770, CR 42,154, Licensed 5,957 TOTAL 88,881 ( Trainees not reported by ASC.) This number is UP from 06/10/2026 which was 88,584. (up by 297)



Nine states have a license renewal date of June 30 (in even numbered years, or every year. Not in odd numbered years)



The expirations will show up on the daily ASC report this week either on 07/30/2026 or 08/01/2026.

Could be a big drop…..or maybe not.

The ASC will be the first to tell you that they don't have a clue what is in the numbers they report. For example, even after 30+ years of existence, they can't tell you how many appraisers there are, just how many licenses. Much like the USDA reports the number of farmers there are in the US changes when there are tiny little changes to definitions, but never reveals a fact.

A better indicator would be people actively using those licenses. My guess is quite a few people will renew over the next few years but either retire or look for employment outside of the wonderful world of appraising.

Here’s a graphic someone posted on LinkedIn. Is it accurate? Dunno’, and neither does the ASC. But I don’t think anyone with any credibility is denying that individual residential appraiser numbers are at historic lows. What a crazy industry we are in.

It could be that the # of cert gens remained flat or rose, while # of res licenses declined - I read one figure from 2020 which reported approximately 66,000 res license appraisers at that time

Right. And no one knows how many hold 1 license and how many hold 2 to 20 licenses, or whatever the maximum is. So, no one knows how many appraisers there are.

And it's shameful. There's only one reason why the roster can't be broken down into individual licensees after 3+ decades: A complete lack of leadership at the ASC.

I just posted a graphic off the ASC website last week. The number of individuals is ~65,900. They publish it in their annual report. So they do know. The number dropped by about 1200 heads during 2025
