OK. I get it. You think it is perfectly fine to post something factually incorrect as long as you can use it to vent about something.
PDRs were being used by lenders as far back as 2006, way before the GSEs even thought about using them, and well before the proliferation of AMCs.

But they were not used on a mass scale for original loans to replace the appraiser inspecting their own subject, were they?

The argument of defense always comes back to when X was used years ago, on a different scale and for a different purpose. I posted above the AI search revealing (it only got to the B 's) the list of AMCs who provide PDR collections of ACE waivers.

I understand the big money for all this is usually enjoyed by the upper tier (see the clear capital post ) and those doing the actual managment work at a GSE or processing AMC orders might have no peraonal profit from it.

You are so full of stuff. Appraisal Nation doesn't even exist any more. Beacon is not an AMC. A1 AMC does not provide PD services. I'm sure many more on the list are either defunct or don't provide what you assert they do. AI is good, but has to be verified.

In actuality, while there are a very few AMC's that maintain appraiser AND PDI rosters (CC and Class are the only two I can think of), it's more common for those types of groups to specialize in either appraisal or data collection. Speaking only for our group, but we don't use an AMC to fulfill PD products - we use PD providers.

Please search AI to find full list, which includes many active AMC;s providing both AMC and PDR services.If references, see the full Fannie list. None of it is a big secret, it is availbe with a few searches.

It seems your AI let you down (again). There is no list of approved AMCs for data collection.
There is a list of companies who have technology (software) that supports data collection. Again, that is no different than the list of appraisal software companies. It has nothing to do with "awarding" assignments or directing where orders go.
