3.6 Crunch Time

I used Total for my first 3.6. It was doable. A friend of mine has done 5 with Total. Doable. Just not as efficient as it could be due to software issues, and there are many things that need to be addressed with the software. I talked to a person that orders appraisals for a bank I work for (direct lender). I asked where they are at on 3.6. She really wasn't sure. Imagine that. She also said they got an email from Fannie and asked if appraisers are ready. She wondered if I got it. I hadn't seen it. This bank has no idea what is involved with 3.6. They haven't ordered one yet. Here we are. Middle of September. They are way behind. The fact Fannie is reaching out tells me they are getting wind that this thing is not going well. Software companies aren't ready, and that means appraisers aren't ready. If I had software that operated efficiently I would have no problem proceeding. But appraisers really don't want to jump software if they have been using the same for decades. That becomes ANOTHER learning process. The fact Fannie is reaching out to banks, and many banks haven't ordered any at all. If I was a betting person....this is going to be delayed.

Not saying that you are wrong...you would know more than I, but over on the fakebook forums they are saying that the new guys are buggy too.

You can get it thru...but it takes some time. .....beta.
I can personally attest to Reggora's and SFREP's capabilities. Can't speak for the others, but we're processing a lot. Even some from Total and ACI...

Are you saying that they are pretty much bug free?

That was my main point. Im guessing that most can get them through. The question is, how much of a headache and time does it take? Im sure reggora and sfrep are not 100% bug free...they just have less bugs.

I admit, I'm with total. I tried practicing a month ago and gave up. To many bugs and having to manually input all of the comp data.

But what do I know..I haven't tested any other software....I could give a rats arse between AI and the appraisal foundation.....1 million re agents....10% becoming appraisers. Yeah....

I mean, there's gonna be a learning curve if that's what you're talking about? The only way to know if it's 'buggy' is to get in there and try it. Too many folks taking advice from people that just don't want to do 3.6.

I would try again. Do you use the Mobile App? That really saved me a lot of time on the desktop. But I understand if you have never used it that’s just another thing to learn. And yes manually inputing the comp data is slow, but it wasn’t too bad. It will be much easier when they get that worked out. But a friend of mine has done 5 with Total and he doesn’t use the Mobile App. He said the first one was brutal, but by the 5th he was moving along fairly well.

I think we are finding out what behavior psychologists have said for quite some time.

15% of people will accept something new fairly quickly.
35% after that will come along after a period of time to think about it.
35% will come along and do new things, but they will come kicking and screaming.
15% will never do it.

I know a lot of the 'new' programs don't have sketching functionality yet. Pretty easy to build in AI for those interested.

that sounds pretty much spot on. I'm expecting a 10-15% attrition over the next 6 months or so.

Yeah been mobile for 15 years....its been month...maybe I'll try it out. Maybe less issues now? MLS data entry..supposed to be here in September.

The photos in total mobile.....where's Waldo.

I also switched from Samsung to ipad....huge mistake. Ipad sucks.

Cool. But kinda makes my point. We shouldn't have to do thT.

All software providers should have been 100% ready and most issue free back in January.
