Fannie's Own Statement About Waiver /value Acceptance;

Must be time to cook the books in anticipation of reporting the robust performance of waiver-facilitated loans. With an average LTV of 48%, you wonder how many are waiver loans?

"The September 2026 announcement on the twenty eighth non performing loan sale ties directly into the existing catalyst that investors watch: credit quality on the single family and multifamily books. A pool with a US$203.3m unpaid principal balance and a weighted average 48% BPO loan to value ratio gives the buyer room to absorb resolutions, while Fannie Mae reduces on balance sheet problem assets."

A dog has gotta be a dog
A cat has gotta be a cat
A banker has gotta be a banker

What else did you expect?

What does that question have to do with anything in this thread?
If you read the thread you'll see that I am responding to a statement in this thread, so that's what it has to do with this thread. Let me guess, you're a reviewer lolololol

Whether I like dogs or cats doesn't alter how they are know to act.

Well there it is, a mortgage lender on the AVS podcast just admitted that 40% of her conventional loans get appraisal waivers. The other 60% are difficult properties, yet they still don't want to pay reasonable fees.

Wait until Fannie has a bunch of 3.6 data in their AVM servers. Those waivers are gonna go up to 80% of all loans. Any appraiser who is doing 3.6 appraisals is digging their own career grave.

There will not be enough GSE work to go around, appraisers should be planning accordingly, the appraiser cheese has been moved and it's not coming back.

Origination volumes are down all over. On the CG side, too. I just got off the phone with one of my regulars who just reached out for a social call. They haven't had a deal come in to their office in the last couple months.
