Alalmode- You should be ashamed

But when they tried to include 3 different property types in one form that just creates complexity, and complexity causes problems and abysmal performance. I wonder how much of the problem we are having is just the unnecessary complexity of having 3 property types on one form.

Not sure I agree. Think the form being dynamic is a major improvement. No ADU, not populated. Have a weird outbuilding, you can add it. Client wants a 3 page legal description added, it's goes right on the same subject property id page. Market analysis isn't spread between Page1 and top of page 2 in the URAR, plus the 1004mc, plus graphs added in the addendum, plus your commentary.

That being said, I have not taken on a multi-family, MH, condo or anything weird so far. And probably won't unless I'm desperate and the fee is right

me too.

AMC staff appraisers are doing them. When you see how these people operate, you realize that's always been the goal. The GSEs want to deal with 3-5 AMCs. Easy to control. 40,000 independent appraisers harder to control. They never even imagined that AMCs would be permitted to have staff appraisers, that no board would enforce their laws. That's icing on the cake for them. Dream come true :rof:

I am not against the dynamic form. It makes perfect sense. I think you misunderstood me. What I am saying is they could have separated out the dynamic forms to SFR, Condo, Multi-family. A form for each the SFR, for the Condo, then for multi-family.

Are AMCs doing them? I wouldn't doubt it...but not all over the country.

That's exactly what the dynamic titanic thing means, they effectually act like different forms. Well, at least that's the idea.

Great idea. But much more complexity when dealing with different property types.

Really don't think it's necessary. There are so many parts of the appraisal form that are consistent across property types. Think it's easier to just add the project info for a condo or a rent schedule for a 2-4 family or HUD data for manufactured instead of having a whole different form

Having to go back and forth from keyboard to mouse is infuriating.

For some reason they hated text addenda, well now we get a text input box that strips all paragraph new lines. So instead of a few paragraphs of information they just got a 300 word run-on paragraph to parse through. Enjoy that underwriters.

Yea, you noticed that too. Cowboy stew addendum. I don't think they really want a human to have to read the report, in the future. You can use a word processor to make an exhibit which you can then add. Not sure why total hasn't done that to help. Maybe fannie told them not to have that feature, to complicated for AI to understand.
