1/2, 3/4 or 3/5 bath?

Hello all!! This is of really no pressing importance however, I am looking to attempt to calculate the bathroom count on a property and am somewhat torn. The subject has 2 full baths, one for general use (hallway) and one in the main bedroom. There is also a third bathroom between the kitchen and garage with a sink, toilet and urinal. Only the second property I have ever done with a urinal and that one was many moons ago when I was still an apprentice. I am leaning towards counting it as a 1/2 bath with comment on the urinal and no additional value given. What say you???

YUP. Urinal plus toilet atypical & redundant FOSA-C (unless at least 1 comp proves otherwise)
 
I agree with Mike on this.
Think of it this way, is a master bath suite with toilet, tub and 2 sinks a 1.25 bath? How about if there is a shower too, is it now a 1.75 bath?

I would call them all Full Bath or Master Bath and adjust appropriately in Miscellaneous just like I would if the tub in the full bath was a 2-person or 4-person whirlpool tub. (which could mean "not at all" depending on the comparables)
 
What would you call a "full bath" with a bidet? If I felt an absolute need to label it, I might call it a deluxe bath. The bidet's effect on value is questionable.
 
You don't add value for the tree in the back 40. That is probably a urinal at times.
 
So if you have a Master bath with double sinks, Bidet, Tub with waterfall, Shower with 2 showerheads, Sauna, Steam Shower, then this would be a 2.5 bath?

And how about that outdoor shower near the pool? 1/4 bath?

Outhouse (Mississippi) 1/8 bath?
 
It looks like a house with 2.687543975314156872 baths to me.

Just kidding.
