Just finished one start to finish in an hour. URAR attached house. The great thing was that I did one in the plat a month ago no new sales. did the inspection 15 minutes (box house) changed the subject information new pictures for subject and let it out the door. B) Not bad can see how people in cookie cuter neighborhoods can do these in no time at all. :P Now on to the 2001 manufactured triple wide on 18 acres with a 6 car garage and barn. Oh well guess this will make up for the 1 hour report. :(

..........Y e p ! ........... I had a serendipitous experience on Tuesday this week. Received order on a street which seemed familiar to me. Appmt. was for late-pm and my comp researching went quickly earlier that morning. ( Still did not connect with me ) I had several hours before the appmt., and was already in that part of city near noon, so I took my comp photos and went on to the subject to measure the place, to return then in late pm for the walk-through. Bingo ! I had already appraised this house in Feb. '01 ! Went back to office, into to my file closet, and made a copy of my final sketch from that report. All I had to do 3 hours later was a walk-through. Aside from the home being a lot sloppier inside than 2+ years ago the house was the same. I even was greeted by the same owner this time too........she did not remember me from the man on the moon........and I never gave any hint that I was there once before. What would I have said if she grabbed my other appraisal and showed it to me to "help me out" ? Ironically, a different lender client, who got me through a Yahoo search, and I was in same house again. Doesn't happen very often.

Please provide one sale outside of subject neighborhood.
Please provide PUD or condo information.
Please provide a description of amenities, are they still in the builder's control?
Subject is an attached home, please describe the condition of the roof of the subject, and the adjoining unit.
Subject is and attached home, please describe maintenance of the exterior, or provide a recorded maintenance agreement.
Subject is an attached home, is there a common yard, and are there any encroachments of fences or patios?
Please provide ........................ :huh:

And, please comment as to subject's gray vinyl siding, as compared to the adjoining unit's orange vinyl siding. Would you consider it to be a deterent in the marketplace?

And, please squeeze the subject and comps sales history in those little boxes. We know you elaborated in the lines under those boxes, but ALL THE OTHER APPRAISERS write, at least 200 words in each box, the sales histories in complete detail. :unsure:
 
....and since it did not take you long, of course you are cutting your fee accordingly, just like we are expected to do when we do a house for the second and third time in 5 years. Gosh, most of the work is already done, right?
 
Ok now I am bummed out wondering when that UW will call back for that one. And yes I did charge less :P :rolleyes: . I was hoping to finish it quickly and have some :beer: . Will see if it bites me and we have plenty of wood to knock on. Now to try to work on this 18 acre manufactured house.

Lets see, Ryan. 1 hour report-$350. 8 hours x 5 days=40 hours. 40 x $350-$14,000 a week.


You need to print up your keys to success and go online with your "at home" appraisal classes with your details on how to make $14,000 a week as an appraiser, just by following your workplan.


Then, you can go on-line with a "get rich selling appraisal techniques" to aspiring appraisers. You can retire by summer! :D

I was wondering if anyone would pick up on this farce. Sounds like he said to his assistant " See if you can find a report close by and clone it. I'm going out for a beer and will be back in an hour to sign it." It probably wouldn't hurt for him to take a course on Appraisal Review, to see how easy it is to spot this kind of activity. But maybe he'll be lucky and it won't go out to review.
