1 or 2 Car Garage?

I am working on an assignment that has a 14' wide by 18' deep detached garage. Public records is listing it as a 2 car garage. It seems a little narrow for 2 cars to me. Maybe 2 Mini Coopers? Are there any general guidelines for how wide a garage must be to be considered a 2 car vs. 1 car?
 
Maybe 2 smart cars. 1 car garage in my opinion.
 
Oversize single car garage. Most two car garage are at least 18 feet and usually 20 feet.
 
That would be a standard one car garage here. Public records are wrong sometimes :D
 
14 x 18 = 252.

You want that figure at 350 + abouts, to call 2 car.

The real tough ones are where the 700 sf compares against the 450 sf, and both have only 2 car fronts. The larger garage has tandem or long row inside.

If an average 2 car is around 400 or so sf, a 252 sf garage might be fairly called a 1 car OS garage.

You appraise the market standard. If all other market sales report 252's as 2 car's you're safe. Just explain, disclose, and state you've followed the market standard.

The important thing, is to be clear, honest, and not misleading. That's the official policy usually. So sometimes we state figures other than county record, as long as our alteration of the reporting is in the spirit of bringing the subjects comparability factors closer to the comparative market.
 
It's a slightly oversized 1 car garage. The standard 1 car garages built in my area were 10' feet wide and the driver could barely pull in a full sized car and open the doors to get in and out. The standard 2 car garages on older homes in my area were typically 18' X 20' (exterior measurements) and frankly they would only hold one large car and maybe an older VW Beetle.

Sounds like regular 1 car detached garage. Maybe 1-2' wider than typical, but then again, it's shorter than typical too. 252 sf is a 1 car garage.

I agree with Eddie...and sadly have come across TOO many pub rec that are NOT correct!!!!

Sounds like a 1 car; maybe "oversized" 1 car garage, but nonetheless, a 1 car garage...
