1 or 2 car garage?

A certified appraiser actually asked this question.
It doesn't take a certified appraiser to realize the shortcomings of UAD.
It's the shortcoming of a certified appraiser to look like they know.
 
If I sold my house with an oversized two car garage, I would not expect any more than a home with a regular sized two car garage because it only holds two cars. Do you adjust for oversized bedrooms? What if it could hold two beds? It is not really problem for me because I actually have a three car garage. But all five of my bedrooms could hold at least two beds each. That UAD is such a hinderance for the UAD challenged. Oh, oh, oh...I have a Tesla plug in my garage, should it be 3(T)gbi3dw?
 
Half car garage doors = golf cart door, but it does not = an over the road car bay. Conform to UAD and adjust on another line (lots of explanation) if it is a large enough difference from the comps.
 
It's a one car garage that is oversized. Sheesh, Fernando... your questions just keep getting stupider.

BTW... there is no such thing as a half car.

The only proper way would be to tell the client to re-order the assignment on the 1004 (6-93) form and grid it up as 1.5 or 1 1/2, whatever floats your boat. After submission, hope like hell you don't get reviewed by the "haters" in here who help you complete half of your assignments.
 
What do you call a garage which is 1.5 car wide garage?
It's not big enough for 2 car s/s but larger than 1 car garage?
Most two car garages built in the fifties-sixties even seventies did not actually hold tow full sized cars as many were 17 feet wide or 18 X 20. Today mots modern two car garages will not hold two full sized SUVs or pickup trucks. So I use what considered typical for that neighborhood. And how they are marketed. Those millions of homes in Los Angeles built in the fifties and sixties with those detached 18 X 18 Garages are all listed and marketed as 2-car garages. A 1 Car garage is usually 10 or 12 feet wide . There is no such thing as a 1 1/2 car garage as you cannot cut a vehicle in half.
