When dealing with higher end markets, the comparative stature can provide offsets which contribute towards a more streamlined pricing and market acceptance of variable builds. Consider the value in use, because as Residential Guy stated, the high end features may just set them further apart.

This issue is easiest to tackle when all the bi's tri's and two's typically do not represent with a full basement like the ranch will have. Then comparative stature may be similar. If they all have basements, the ranch will have less comparative stature, but will still enjoy a higher ppsf cost to build on many occasions. Determining weather the buyers in the market have supported the higher ppsf cost of ranches is the appraisers challenge.
