1004 desk top, my brain is melting

We must educate ourselves with ANSI, scramble, take classes, it is of the utmost importance!
We must now rely on a sketch with a floor plan given to us by a homeowner or Realtor who may not know which end of the measuring tape to hold

We must drive comps and take real time pics because you know... it's still 1970 and we can't be trusted to be geographically competent
No need to drive comps and take real time pics because of delayed turn times

Am I missing something or is our industry being governed by, well, use your own descriptor

It is insane. They add so many time consuming tasks to a full 1004, then complain it takes too long so they are going to use a desktop - where nobody inspects and no comps are observed.

They could have speeded up the turn time by adjusting requirements on the full 1004, such as make drive the comps optional, let appraiser decide on a case by case basis if need to observe a comp, and let appraiser hire an assistant to do an inspection where appraiser deems appropriate.

In the majority of cases driving the comps is antiquated and absurd. Just because I didn't pass that comp for this assignment doesn't mean I haven't several times in the last twenty years. If I am geographically competent I already know where the junk yards and brown fields are LOL. Like my grandmother used to say, cream isn't the only thing that rises to the top!

Agree, leave it up to the appraisers. We know if we need to drive a comp to observe it or not. But they require us to always drive every comp, adding hours to each report, then they claim we are too slow, so now with a desktop 1004 they eliminate subject inspection and drive of comps. That makes sense ( sarcasm ) BTW since it is often so hard to source a floorplan , half the time savings is gone anyway.

I agree completely. I trust my assistant, no one else. And yesterday I drove 5 miles out of the way to take a manufactured home comp photo and kids were on the front porch. I will have to use the MLS photo. I do not take photos of children.

I've been wondering about this, as I'm a trainee. If there are people in the yard/will be in the photo of a comp (even if it's just adults), do you ask them to move, take the photo anyway, or just keep driving and use an MLS or Google photo?
