1004 for private, non mortgage related purposes

Given I am now doing two to three personal (usually BK or other failed loans) appraisals a week now, I've fallen in like with the GPAR form.

One of my pet peeves is using forms that are specifically designed for one purpose and using them for something else. If your into using forms, there are plenty of choices out there besides the inappropriate one.

I've heard all the usual stuff from course providers that forms don't dictate the appraisal process. They don't take the next step, though, and say that having multiple, conflicting certs, SOWs, etc. doesn't create the most professional looking report either.

It can and does cause problems in the real world, especially if one does any type of appraisal work that might be litigated. Conflicting sections in a report might be enough to get the appraisal discredited. Other professions don't do this; and I recommend that appraisers don't either.
 
If this person is really a CG, then either he/she is pulling your leg or they need to be flogged.
I hope all Forum users realize that this is unadulterated BS.

Thank-you Richard C. for your intelligent and constructive response. I believe I will continue to use the new 1004 form for all assignment types, and alter the Intended use as needed (for clients who desire or require a form report.)

Dave W. : I agree there are better options IF the form is not a part of the clients request , and therefore not part of the SCOPE.
 
has anyone used the ACI GPAR 2007 flex restricted use form?

It has substantially less boxes etc to check off, which may be helpful in respect to what David had mentioned
