thanks for the better explanation. you do have a mess on your hands. some of the interior problems could have been caused from before the last fix, or are they more recent as stated by homeowner. if these are more recent happened after the last fix, then i be nervous.
the lender, depending on lender, can escrow the cost to repair, it's a refi. but i don't think the lender wants to. they will have you to handle the cost if it don't get fixed. you have no guarantee that the needed work will be completed. probable is not cheap either. i'm now changing my mind to not letting the work go. but like everyone has said. you made a mistake, but we need to figure how to get your foot out of the bear trap. but then also, i is far away, not having been there seeing it myself to bet money on it.
