1004D final inspection for new construction

So that's your criteria for your professional integrity and credible reports?
Nope it's not I have been in the Lending World my entire adult life and Professional integrity is fine but it has nothing to do with keeping Clients in Loan Prodution. They simply don't care about your feelings. Its all about funding loans. Stick to your Policy and keep your integrity but dont expect to be rewarded.
 
How many of those items would the vast majority of appraisers be aware of without seeing that laundry list. Most of those "laundry lists" are minor technical issues. That most appraisers wouldn't even see or look for.
Wonder why the lender requires a signed and certified form 1004 then? And why would any appraiser be expected to know if every component was completed satisfactory? The answer is we don't, that's why we need the CO stating it is complete.

Thats fine continue doing it your way thats your right as the appraiser.
 
No need to defend your business model. Just continue on and be done .
 
It isn't legally complete. Have you never had a municipal inspector find a laundry list of issues that require repair before they will issue the CO? I have many times.
That's right. It isn't LEGALLY complete. I have never seen any regulation that says that appraisers are responsible for finding, certifying, or verifying any legal matters relating to the property they are appraising.
 
Its inevitable that some people will come on the forum claiming to want input when, in reality, the only want validation of their actions, right or wrong.
I think I have found the key to identifying such threads early on. There are about 3 threads currently proceeding in the same fashion and each OP includes the phrase " I know that I am right".
 
I have very few things set in stone. Over the years I learned many things I believed were set in stone are not. Example on new construction often say it was 98% done but flooring was on order. Or minor cosmetic touch ups. Front lawn did. OUR underwriters had the ability to do a ESCROW hold back to builder whose money for those things would not be released until completed but buyer could close their ESCROW. IF A final is not provided the appraiser can inform Underwriter and she can determine if She wants to fund or not fund. I CANNOT off top of head cite the FANNIE RULE but as I recall they allow a variance BUT REMEMBER SOME things have nothing to do with plans and spects.
