All this consternation over a bogus 1004MC that nobody give's a rat's azz about. Except fellow appraisers. The whole real estate world is laughing at us.
You hit the nail on the head. It's a garbage in-garbage out form which
is generally meaningless to a final reconciled value. The form is,imo, incomprehensible to anybody other than an appraiser and I would submit that even a good percentage of appraisers who are plugging in MLS data have questionable understanding of the form's results. It's simply not reliable or indicative of much of anything due to the generally erroneous and innacurate MLS data being put in it. Entirely too much angst over too little substance.
