You are appraising your own property?
If you give me an address of a property you appraise, it's not hard to find out who did the appraisal.
Maybe I have a more devious mind.

I'll give you half a dozen addresses. You might be able to find out. But somewhere down the line. I see a confidentiality or ethics violation if you do.

Client said do it as a SFR with an ADU and an inlaw unit (everything renovated). :oops:
I asked for a higher fee to figure out this mess. I didn't get the assignment.
Without getting all the information which I would have done with due diligence, I don't know exactly what I'm dealing with.
Good luck to the lower fee appraiser.

I did a lot of work. Couldn't find any such comp sold in past two years in neighborhood nor in city. Even if in city, different neighborhood adjustments would have been too large.
It's a difficult appraisal to do. Only Appraiser King could have done this assignment.
