2-car tandem garage

I have an SFR w/built-in garage that is 31 feet deep. Agent insists it's a 2-car tandem. I'm not so sure and think its more like 1+. The house is in Berkeley, so two Mini's or Prius's are probably what the agent has in mind. :)

Thoughts?
 
It is a 1 car garage with storage space. We need 20 feet to park our 4 x 4s in the garage, plus a garage is only rated for the number of cars it can hold without moving another one.

This is Berkeley CA, what's a 4x4? ;-)

I disagree with your last statement. In my market there are such things as two car tandem garages. They typically are 40 feet, or so, deep.
 
Does it have an overhead door on either end? That and a circle drive, gets it pretty close. 31' is a bit short for 2 cars, but a car and a boat at an angle would work fine. You need to see if you can bracket and opine a market reaction based upon sales data with & without. Obviously, it is better than a 20x12.

Well it has a automatic door on one end.

My 2010 Subaru sedan is 15ft 5in. bumper to bumper. That's a mid-size car. This market area you're more apt to see Mini's and Prius's than pickups and Caddy's. This agent is a pr*ck, so I'm going to call it a 2 car and bracket and move on.

IMO, 30' is a bit shy to call it a 2 car tandem.

Offstreet parking ability is more important than garage count in those dense areas like Berkeley and the Rockridge area.

True.

Exterior dimensions on the sketch is 32'. I'm giving the extra space minimal value and was able to bracket the count with my comps. It's all good.

Aren't those about the only dreaded cars allowed in that Socialist Utopia? :peace:
