2-car tandem garage

Does it have an overhead door on either end? That and a circle drive, gets it pretty close. 31' is a bit short for 2 cars, but a car and a boat at an angle would work fine. You need to see if you can bracket and opine a market reaction based upon sales data with & without. Obviously, it is better than a 20x12.

Right now it is only obviously bigger. Better would be determined after developing an opinion that the market would pay more for it.:peace:
 
spgray-What it boils down to is NOT what the agent calls it, but It is what it is! That is an oversize 1 car garage. If there is a driveway, how many cars? Remember, the classification is to be able to park the cars next to each other and drive in the garage at the same time. You have a 1 or 1+ car garage.
 
When I had a flat in the SF Marina District in the 90's, we had a similar 30-31' deep garage that held a Ford Explorer (used for ski trips to Lake Tahoe) and a Volvo.
They were typical for that part of the city and most appraisers called them 2 car tandem on the grid, (and 1+ in the CA.)
 
I have had similar situations arise.
I found that instead of thinking in terms of stalls of total number of cars it was easier to extract a per square foot value and adjust for that.

Over the years I have seen a garage that was 12' tall to accommodate an RV. One that was "One Vehicle" - a bulk truck to collect milk on a farm - the owner was a milk hauler. one that was "2 car" wide and 6' deep. The builder used it for storage and lawnmower, the rear was part of master bedroom and he correctly guessed that the assessor would measure and think that it was at least 20' deep and a real garage...

It's an over sized single car garage.
 
If there's a significant number of 'little people' that live in the community can you call a closet a bedroom?

The garage is what it is....an oversized one car.
 
Not quite a tandem, not long enough. 1 car + storage.
 
Tandem garages are a joke anyway. One door, two cars. Not your optimal situation.
