2-Car Tandem Garage

I totally, well almost........ agree with Mike. It is a one car garage in my market area.
 
I have seen posted in this forum statements that the FHA considers a 2-car tandem garage to be a 1-car garage.

Can anyone point out the language in any FHA document that states this? I can't seem to find anything on it.

Garage # of Cars • Enter the number of cars the structure can accommodate.

Carport # of Cars • Enter the number of cars the structure can accommodate.

Garage/Carport Type • If there is a garage, designate whether it is “Attached”, “Detached” or “Built-in” and Enter an “X” in the box(es) indicating the style “Att.”, “Det., “Built-in”
 
Not exactly sure what that means?! If it is a two car tandem garage it is a two car tandem garage and its value will be reflected in the market no matter what one wants to call it.

I would imagine it would be inferior to a two car garage and superior to a one car garage.

Correct. While it may be a bit of an issue in a surburban market, in the city it would certainly have more value than a one car garage no matter what any guideline will tell you.

Starting out, and appraising in downtown Philly, I called an old timer MAI who lived in the area;
Is a 2 car garage (in this expensive & densely populated, urban area) worth twice what a 1 car is worth?
Answer: Well, if you took your two cars to a local garage for monthly parking,
would you get a discount for the 2nd car? Of course not, they can fill every space twice over.
Answer to your question: Yes, a 2 car garage is easily worth 1.5 to 2x what a 1 car is worth, and, for bragging & convenience rights, maybe even more.

Sounds like Staten Island is really Suburbistan

This property is in Staten Island, in an area with ample on-street parking.

In the end, I noted the subject as a 2-car tandem garage and since there were no comparables at all with 2-car garages, I was able to derive a very small market-based adjustment.

The local office in this area, back in the late 1980's, would have required your description as a one car garage. I use to describe as 1 GA + on the form and note tandem in the description comments.

As stated, contribution would be superior to a one car and inferior to two...
