FHA purchase assignmet completed Subject To issues being remediated to the appraiser's satisfaction as reported on a 1004D, as well as another Subject To issue referred to a qualified licensed tradesperson with results of the inspection submitted to underwriting without the appraiser being involved.

But how can I indicate, or express, that MPR's are now met/exceeded if I don't know whether the Subject To issue has been satisfactorily addressed? Should I just explain that two different CB's are checked, and that MPR's "prresumably" are being met as per the contractor's report to underwriting? If so, does an Assumption need to be stated because the scenario would be essential the same whenever this type of scenario exists?

If you have documentation that a professional has stated it is completed or repaired whatever, then reference that document and assume it is correct - an extraordinary assumption.

I don't have any documentation because my Subject To for that issue indicated that the results should go directly to Underwriting without involving me.

My clients always send a letter, invoice, or whatever from the person performing the inspection or repair. I include this as an attachment to the 1004D.

I just include something like this:

Subject to lender's receipt that xxxxxxx has been completed by qualified 3rd party.
