2 Lane Bowling Alley

The subject has a 2 lane bowling alley with pinsetter. The pinsetter is not automatic, and the balls do not return to the front.

I can't find costs with a pinsetter that is not automatic.

Can anyone help.

I missed the state board meeting today for this REO. Please help me get this out. This appraisal is a bear, and this is not the hardest part of it. Talk about complex. I just love these jobs-except when I'm not getting paid enough, and have to miss the board meeting. So, I'm sorta cranky right now.
 
Can not offer much help to you, regretfully. I have never seen bowling lanes in a private home before, nor obviously worked on such a report with lanes in the subject property. They are truly an oddity, and not in the norm'. Only a special and limited number of buyers might appreciate their value to a property.

I could only suggest that you call the office of company that is the maker of all that hardware, on Monday morning, and describe what you saw there. Did you note any metal ID tags with serial numbers, etc. ? Were there any red tags.....built to the HUD code ? LOL. Did you sense that they are high-maintenance, as in expensive to repair ? Maybe they are like owning a swimming pool or an old sailboat. Might they be something made by Brunswick ? Go to Google and search for bowling lanes in private residences. Check anything that the AI's site might offer, although I'm not a member and don't have those "connections" to their archives.

I also missed the Board's meeting today and was interested to know if there was follow-up to that prime particpiant in last month's meeting. Maybe another Forumnite was there and could brief us on the events of the day. I wish I could say that I had a pressing and important report to get out......but the market activity down this way.........involves me much less than a year ago.
 
Believe it or not the bowling alley is the LEAST of any of my concerns on this property.

This home is larger than any in the neighborhood on 1950's brick ranch by about 500 SF up. The basement area is also under the garage so that they could accommodate the length bowling alley. So I have a 2700 SF brick ranch with a 3200 SF basement in a nothing better than average neighborhood of homes from 175K to 275K. They tried to sell this thing for 500 something.

The bowling alley was originally taken from the officers club at the Lowrey air force base.

The upper level they have totally remodeled: Travertine floors with granite inlays, ash cabinets, granite coutertops and backsplash, cherrywood floors in the kitchen, faux painting, antique vanities, master bath is all marble. The lot size is 2X anything in the neighborhood. There is a 3' wading pool, fountain, large patio area with stone benchs, it has 3 large stone fireplaces.....my addenda goes on and on....

To top it off, the basement hasn't been touched since the 1950's. Ugh.... Looks like hell.

If you like overimprovements-you are in heaven!

I sure hope your are getting extra $$$$'s for this one!

You might call Marshall Swift and ask them. They might have some ideas.

As far as the market value goes, I wouldn't think there would be any. In fact, there might be a cost to cure for removal.

Sounds like a fun project. Hope you are getting enough money.

No I did not get enough money. Not even close, Another topic.

It was fun.

I gave it no value, but i had to give it value in the cost approach, which was then taken out by obsolescence. The tricky part of the bowling alley was not to overlap on the physical and functional.

These poor people had an appraisal at over 110K higher than mine which gave them the loan that aided in putting them under. REO. I asked them for the previous appraisal but they shredded it.
 
We had one of those two lane bowling alleys on the radar site I was stationed at in the 1960s. Manual pin setting but it did have ball returns. I think Michael Jackson's ranch has one too.

My Marshall & Swift Cost Book says $17,500 to $34,000 including pinsetter per lane.
