2 tax parcels on one deed.

I would make no assumptions without a survey (not just a plat).
 
It is the legal description you should be concerned about, not the fact that 2 lots were conveyed on one deed. If the legal indicates there are 2 separate lots, one improved and one vacant, each one could be sold separately (barring any unusual existing development conditions). Each one should also be appraised separately. One appraisal would be of the SFR property and the other appraisal would be a vacant land appraisal.
