2023 Certified General Appraiser Exam Help

Hi All,

Would love any and all study help for the Certified General Appraiser exam. I have taken it twice with 72 & 74 as my respective scores. There are a handful of questions that were repeated on both exams that I searched Appraisal Institute coursework for correct answers, but could not find anywhere. Some background, I am not the best standardized test taker, but put a lot of time in studying material/concepts/practice questions. I went through the Appraisal Institute 1,000 questions more times than I can count and was getting 80-90%+ by the end of my weeks of studying.

The areas I could use assistance in studying for are: Property Description, Sales Comparison Approach, Cost Approach, Reconciliation of Value and USPAP.

I will take any and all assistance to pass it the next time around!

The USPAP questions should almost be freebies but I understand that the way they word them is confusing and there are many questions that you should ideally know but never need them post test. The ones that gave me trouble were the ones regarding "who needs to sign the report if they did X", and so on and so forth I just work with my dad and myself so there was never a time when we were worried about multiple people working on the same report. Since you have seen the test twice already my advice is to just understand that you need to tell them what they want to hear. Pick out the lamest, most ideal, "by the book" answer. For the sales comparison questions, don't rely on your opinion, rely on the numbers and scenario they gave you and just tell them what they want to hear.

I used learnappraising.com and took the example tests over and over again. I have trouble memorizing formulas so I studied that up until the minute I walked in the exam room and wrote all the formulas down on my scrap paper before I forgot them.
