2026 Market Conditions

I have completed some downtown high rise Condos in Austin the last few months, I am not sure about the other more suburban Condos or Condos that aren't downtown, but as far as the downtown high rise Condos in Austin, there's a HUGE over supply, anywhere from 18 to 24 moth supply and they just keep building them, even though most are staying on the market for 250-400 days.
 
This project looks like it is getting hit because of the condo fees. The condo fee was $850 in 2021-2022, then $1,100 in 2024, and now the active listing has it at $1,765.
I think you found one of the culprits. You should see some of the condo prices falling in S. FL due to the HOA increases. $300K condo, HOA fee a couple years ago was $250, now $900-$1,000 for example. I've seen price drops in the 30%+ range, some even more. I thought about buying one near Mom but she passed suddenly and I changed those plans, thankfully.
 
In downtown LA prices were down double digits, and over supply of inventory. The lender wouldn't close on the loan, and i was getting several revisions asking to address why the market is in decline. If I was going to be honest the answer was its dangerous to walk in the neighborhood due to junkies, and homelessness.

Here is another one getting hit by condo fees. Looks like condo fees doubled from around $1000 in 2024 to around $2300 today.

Big drop in new pendings for detached homes in the suburbs this week.
