Your inclusion of "etc." appears to me that you're verifying more than what you listed....
Why not "verify" GLA, basement, attic, etc. etc. etc......Instead of digging a larger hole for yourself....Why not just say you mistyped "5 minutes" and acknowledge that it would take longer to etc. etc. etc. than "5 minutes"???
Nope, no hole, no mistype. Just a quick walk-thru to give you a better idea of what your data is telling you.

Depends on the data that is available. If the subject didn't have a recent listing, then I wouldn't do 2055. I'd require a 1004.

I don't charge extra for that. Oh and btw, that 5 minutes can be the difference of knowing and not knowing. How long does it take you to look both ways to cross a road? a few seconds? How valuable are those seconds?

You're lucky they were nice. My dad had a gun pointed at him during a drive-by. It was a foreclosure. Needless to say he got away from there fast.
