2055 interior

..or there is an interior condition issue that they wish not to disclose..even though if you read the fanniespeak fine point, simply because it is exterior you are still required to find some current source of information regarding the interior or ask it be upgraded to a full inspection.

But they want an interior inspection, they just want the info put on the 2055.
 
You need to think on AMC levels.

Tell them that the fee for a 2055 interior is $800, but you could slash that in half if they order a full. Cheaper is better, ya know.
 
Basically what I would charge them is the same for a 1004 appraisal. Granted, you do not have to take measurements but the cost associated with that is offset by the goofy request and the fact that now I may have to add addendums.
 
Just imagine you're the reviewer who gets to review your interior appraisal on the newer, exterior-only 2055 form...

The scope of work outlined on the form is noted as a "minimum". It does not seem like a violation of USPAP to expand the SOW beyond the minimum requirements noted in the form.
Sure. It's still mentally disabled to order it that way.
 
I would not do an appraisal with interior inspection on the 2055 form. End of discussion.
 
There are more than a few of us who won't complete an appraisal on a 2055 due to the way the SOW has been defined on that form. Barring absolute verification of the interior within the restrictions of certification 10, the only sane way to complete it would be to see the interior which, as at least one poster has pointed out, is a mentally disabled way to initiate and accept the engagement. That form is a complete cluster ****. End of discussion.
 
I agree with End of Discussion Timers...

The form is explicitly for an EXTERIOR inspection....not intended for an INTERIOR inspection. The requirements of Fannie still argue for a thorough vetting of the interior condition.

So whzzup with them ordering a 2055 with interior? Simply tell that that it will cost $100 more than if you do the report with interior on the 1004 form because it takes time to modify the 2055 to meet the certifications required by the 2055...

I basically think they are stupid enough to believe that you will do a 1004 for a 2055 price by asking what they are asking. Don't waste your time doing it....
 
At first I though this was going to be about my bank since we used to order interior inspections on the old 1996 version of the form 2055, but then I saw this was about Citizens.

I guess we had been doing certain appraisals that way and never got around to updating the requirements after the form changed. It was for a program to meet CRA requirements, one of those things thats a pain to get approved to change.
