However, I have been reading the Due Dilligence and Scope of Work book by david braun and I do like his point of why should you have to pay for a Caddilac when all you need is a Civic. I may be wrong, but are we not required to give a "Opinion of Value", how we report that opinion is not really relevant(IMHO). Because USPAP does give us clear(well maybe not so clear) guidelines of procedures that we must do in completing an appraisal assignment. Whether or not the form shows how much work went into arriving at the value, our working file does or should, no. Are not all of our "opinions of values" CADDILACS.
