$25,000 Adjustment for EV Charger

Never adjusted for EV chargers and I live in CA.
If reviewers believe in it, more power to the appraiser.
I don't believe in appraisers lifting their leg to pee on a line item in an SC grid just to show they were there. If you see something say something. Even if that something is "$0"
 
If it were a charger that cost under 2k (of course, the electrician costs are on top of that ), still, at that modest price point I would not adjust, I would mention it as part of the upgrades. A standard EVE charger will not charge a Tesla, so it won't even work for all EV cars, plus many buyers do not have an EV vehicle, making it worthless to them.
 
Mine came free (with the price included I am sure) with my Ford Lightning. It cost me $2500 to install. It adds $0 to the value of my home.
 
Plus, if I understand it correctly, an EV car owner can disconnect one of these charger units and take it with them?
 
So does 'reducing' the adjustment for the charger change the value of the subject?

Reminds me male HO who point out the 220 volt outlet in the garage....'for the arc welder.' Sure, got it.
 
If an amenity CAN add to the value of the property then that's an opinion to be developed, not necessarily an assumption that will always hold true.

It's like with solar installs. I expect that sooner or later they'll become so "standard" in the market that the homes which lack an install will be penalized in the market for not having it. I also expect that point of demarcation will occur in some markets and some price strata sooner than others.
 
Next we will be adjusting for hardwired exterior Christmas lights.

Hope the buyers in the market believe in baby Jesus.
 
One can buy a used EV vehicle for 25k ....and this clown is adjusting that for a charger.
