$25,000 Adjustment for EV Charger

This was not a 25kw charger, it was a Level 2 charger that you could easily purchase for less than $1,000 and pay an electrician $500 to install. In any case, installing a 25kW dc charger in a $310,000 townhouse would likely be an overimprovement that would not increase the value of the townhouse by anywhere near the cost (if at all).
If you've ever just plugged into regular 3 plug a car to charge it, maybe that charger is worth that big adjustment. :unsure:

Seriously, $25K for something that cost about $3K to install

Are EV chargers the new fireplaces of the skippy adjustment world? Need to hit a number? Insert $X adjustment for the EV charger.

Most properties, especially those in mid to higher prices, have some individual upgrade that the others do not. Unless the feature is super expensive and high demand, it gets commented on and included in the other upgrades and maybe adjusted at the higher end of value rather than a line item. It is nearly impossible to isolate a line item adjustment for an extended patio or a summer kitchen or additional landscaping or an EV charger.

Solar panels can be different because they can return ongoing reduced costs but that is for another thread.

Well, I donno - depends on the bar I suppose. I've seen in home bars that were extensive and 1200 SF or more with a couple of pool tables - I didn't explicitly adjust for the bar but it was certainly a feature to consider along with the adjacent indoor pool with waterfall.
 
$25,000 can build another garage bay.
 
You can buy 220 Volt Level 2 EV charger for less than $500. I would consider them personal property since they hang on the wall and plug into a 220 volt range plug.
What kind of charger was it?
