Inspected dwelling yesterday, 07/02, but there was no access to the detached garages. I am going back to view the inside of the garages on Tuesday, 07/08. The effective date still remains 07/02, correct?

Don't think it matters but if you haven't delivered the report seems cleaner to make it the 8th after everything was inspected. Just saying. Lol

If the 'original' report were made 'subject to inspecting the garage' it wouldn't have changed the effective date, so why would the garage inspection? You are not inspecting the house again and taking new photos.

The report was not made subject to. The report has not yet been submitted at all.

Got to get the tenants out of the garage lol.

NJ, well there you go. : )

GW--About ten years ago I did a house where the HO had rented out three of the four bedrooms and partitioned the garage with plywood for two tenants and still fit one car in the garage. I doubt the loan went thru.

That's common out here. I've opened garden sheds with guy sleeping inside. Out here in felony flats every nook and cranny is a bedroom. Hey you do what you have to do and there's no such thing as functional obsolescence. Lol

If you want to cover your bases just note the date you inspected the residence and the date you inspected the garage.

Date of garage is fine. Date of house is fine. You saw the outside of the garage on the date of the house. The garage interior is that important to affect the day before. Somebody shoot me. The minutia here is goofy. Are you one of those people who worries about every little thing in the report. I had a great appraiser. But, she agonized over every thing in every report.
