3.6 Assignments Need To Be $700 Minimum!

I'm not sure what she got but I'm guessing $500-$600. She mainly just wanted to try one to see what it's all about. Now she knows. She was using Total. Couldn't load the pictures into the mobile app. Had to put them on the desktop then load them into the report. At one point she changed something in the top of the form after having a bunch of data filled in below and everything got erased. So lesson learned on that. She says you basically have to go in order of the form, no skipping around or it will get erased. Anyway I understand from other people that it gets better but I'm mainly worried we might go broke before we get there. Good luck everybody.
Did she try taking pictures with the mobile app. I have done this at home and didn’t have any issues. What type of device is she using? Doing my first one Friday. I’m doing everything on the mobile app, then syncing it. I’m basically filling out everything on the mobile app since I have heard the cursor is a bit jumpy and hard to deal with.
 
We have been missing the forest for the trees. The intended formula has been right in front of us all the whole time. Since 3.6/2.6 = 1.385, simply multiply the fee you would charge for a given property under the 2.6 spec by 1.385.
Actually, my best client raised 3.6 fees to almost precisely that amount. 1.41 times to be exact. Just sent my first one off this evening and I think that once they get the software worked out, it's not going to be that big of a deal. Fortunately, listening to everyone's trials and tribulations on here gave me a leg up on how to get started and where not to waste my time. There are some aspects of the new format which are clearly superior, and it's not the end of the world.

I am going to add a few test pictures to see if it syncs. If it does, the mobile app should make it pretty straightforward for the inspection. Some fields are not in the mobile app, but that shouldn’t be a problem. As to fees, I am getting 750 for the first one. That may be my standard fee going forward, at least for a while. Today I did a 35 acre home sale with a big pole barn. I had to play around with acreage adjustments (market sensitivity). It would have taken much longer with a calculator.

Somebody else on here suggested doing a 2.6 report concurrently to get around that issue and that's the way I did it. Basically did the valuation portion in an Alamode 2.6 report and then transferred the figures over to 3.6. All your data import templates, grid adjustment tools and linked analysis spreadsheets still function under the old format and that report is basically "the calculator" until 3.6 gets polished up. I had high hopes for the mobile app but that's just not my style. I took the front photo in the app and then messed around with it for a little bit before I gave up and just started doing things the old way. It should have synced that photo back to the desktop report just fine, however it didn't, and the share button wouldn't allow me to get it out of the app either. I was probably doing something wrong with it however I think I will be much more efficient just modifying my old inspection routine with a Windows tablet running Apex and a inspection sheet in OneNote where I just circle the relevant entries and everything is automatically synced back to the desktop. Just a few tweaks and I'll be back up to speed. This client is paying $775 for those so that helps my attitude considerably. This was an easy 1400sf house in the city and a good place to get my feet wet. Hope yours goes the same!

Welcome to quality computing, where the hardware and software actually work together as they should. Apple is so far ahead of everyone else when it comes to performance and UI, I'm always taken back when I have to fiddle with Android or a Windows machine. The functional trackpad alone on Apple laptops make it worth the entry ticket (which is cheap now with MacBook Neo, the best value computer on the market). One of the good things about some of the 3.6 options being web-based, is many appraisers will be able to finally dump Windows for good.
 
My wife just completed her first 3.6 report. Easy subject in an easy area. Took her 4 days to complete.
That is going to pizz some lenders off. It will probably take me 5 days. It is going to pizz others off waiting on the appraisal. They probably won't order the appraisal until right before closing the loan either. They will order the appraisal on late Monday and say we need this by early Wednesday morning for closing.

Someone posted on Fakebook that one of their clients (credit union, maybe) sent notice that they were increasing fees by 25%. If some are volunteering that amount, it seems a 40% bump is the minimum starting point.
 
You're the appraiser. Set your fee for an assignment at whatever you want it to be. AMCs aren't against appraisers. They are for themselves.
 
Make them pay for your pain and suffering on top of the fee.
