3.6 Crunch Time

3% doesn't sound like a lot, but considering how many appraisers are starving that's food off of the table. But the larger issue is, the GSEs are preparing to ramp up, if there's a bottleneck when 3.6 rolls out the solution is in place: Waivers and inspection based waivers.

"Lenders delivered $1.96BN (2.75%) with inspection based appraisal waivers in July, up 23.8% from June, and up 59.3% from a year ago.

This is single largest month of issuance using inspection-based waivers since the solutions were introduced by the GSEs.

By loan count inspection based appraisal waivers were 3.01% of issuance, up 12.2% over last month."

There is little doubt that with AVMs etc these days waivers will continue to rise. If waivers continue to rise at this rate we will see about 5 to 10% of mortgages given waivers in a short time. The irony is they want more appraisers so they are going to lower the licensure standards. I would never recommend a young person enter this profession.
 
By the way what is significant is the rise in waivers from 2023 to 2025. January 1, 2023 it was about 120 million. December 2025 it is over 1.5 billion. In 3 years it has grown 1300%. Push that out a few more years.....

Looks like there's a relatively strong negative correlation between the increase in waivers and the error rate of AVM's...

What constitutes the error rate in AVM's? Error compared to what?
 
i have never seen an avm that has been right...
That's because the AVM doesn't give a fixed point of value just a range with a probable point include the deviation range.

On Large cookie cutter tract developments like we have out here it's often a very tight 2%-5% range which is less than appraisers net and gross adjustments and there is no need for an appraisal.
