3.6 Crunch Time

I haven't made one comment about the specifics of using any of them. I HAVE commented about report writing basics and the difference between different formats because (unlike you) I have a lot of experience with using a number of different report formats. Between us and within that context that makes YOU the less experienced appraiser with the far more limited exposure to "boots on the ground" appraising.

You have never completed a 2.6 UAD form report, correct?

Nor have you worked for a residential loan-based pipeline of an AMC and had to submit UAD reports under short, pressured time deadlines.

Comparing other experience you have had does not apply.

Even now, with free software trials offered for UAD 3.6, you are not actually trying to fill out a 3.6 form - which makes your posts removed and academic vs. real-world expeirence.
 
How about you just tell us what the quickest one is that can spit out a report?
What good would it do to tell you which one was quickest/best for me? The one that was quickest/best for me maybe the one you (or someone else) hate the most. Some like the "interview approach" to data entry and some prefer just field-by-field typing. Some use mobile apps; some do not. As the old saying goes, beauty is in the eye of the beholder.

Appraiser friend got a call from Spark. They wanted to use his username and password to log-in to the local MLS "to make sure their data fields were compatible with the MLS data fields. He wasn't going for it. Spark does not work with the local MLS.

Plus, that could comprise your appraiser friend's local MLS membership. it likely is a violation to allow someone to log into MLS under your name and password.

Like I said, I am not commenting on 3.6 report writing or the apps the appraisalware vendors are coming up with to sell to appraisers. You are attributing to me aspects of report writing that I am not talking about.

I have been using a form to write 1-4 appraisal reports that read from front to back since 2010. No narrative addenda, no flipping back and forth between pages to read a report. I just don't use a form that the vendors sell. However, the vendors do sell a set of appraiser-designed forms which will read from front-to-back and which do include more room to do all your writing in the base form itself. (Appraisal Institute forms)

There's a distinction to be made between client types and different types of report formats. You are still using 2.6 under direct engagement but I never see you or anyone else complain about that. Probably 50% of this discussion has been about the business aspects of appraising in these pipelines.

That's the thing about you though. You have so much to say about what residential appraisers do when you are involved with the same things. You are very invested in residential topics when it doesn't concern you.

I don't get you.
