3.6 Crunch Time

$6500 for ACI? I don't pay nearly that. They are all lagging.
 
Just got done talking to an appraiser friend who is doing his first 3.6 with Total. It is a tedious piece of crap. The program is glitchy and all adjustments have to be made by hand. Took forever to do the grid. They won't have the auto-adjust feature for 2 more months. He worked until 9:30 last night just going through the program. No thanks. I would not do any 3.6 until the Total program has the auto-adjust feature. We have stepped back into DOS territory. He said it is just brutal and tedious.
Your confusing me. Are you wanting program to do market based adjustments?

I don't roll that way. I do market based adjustments from competing properties. I can do it several ways. income, cost and sales comparison approaches to value.
 
You can make software recommendations. I can make recommendations. No problem. We're individuals who are not employed at the GSEs which are promulgating the UAD and who cannot get caught offering public criticizing/endorsing or otherwise favoring one appraisalware company over another.

If he did endorse one over the others you and others would be all over his case for that. And rightfully so.
You might consider picking an intellectually consistent position and sticking to it.

How about they don’t approve any software until it works? Even the folks that have managed to submit a report - I’ve heard nobody say it was a fairly easy process. And think about the poor sons of bitches who are staff appraisers being forced to do these. Probably working 20 hour days to meet their quota.

It’s just not realistic to go with different software companies. We’re going to have mixtures for quite a while and it’s crazy to pull up different software for an appraisal report. Not to mention the expense.

But like the photo indicated, not their problem.

Maybe all the **** the GSE’s are asking for is not even possible, if no software firm can figure it out yet? I don’t care what form they want to use, they’re the ones who have to get it right. Provide some sort of software where a basic appraisal report can be completed, and appraisers will do it. It’s not the appraiser sure aren’t doing their part. This is how most of us make a living. We want to do as many as we can.

Maybe they'll extend their date. Maybe they'll wait until most of the software companies are ready.

Apparently some 3.6s have already been completed, sent through their lenders and accepted at the GSEs. Those reports didn't develop and deliver themselves.

SOMEBODY did them and they will have used appraisalware to do it. Proof of concept, proof of capability.

Of course some people have done them, but the software makes it a brutal experience. 4 hours to fill out a form. Might as well hand type them. And he has 7 reports to do this week. Not all are 3.6, but he said he couldn't handle more than another one. It's mentally exhausting with all the drop downs and the cursors jumping around.

The GSEs are just being jerks about this. What difference would taking 6 months or a year to really get things situated. It wouldn't make any difference.
 
They did take eight years, what’s another six months? :rof:

When there is Public Trust involved, there is hope that the GSE's will make the right move. :)

You remember that he said they don't approve software, right? They only verify whether the report matches their requirements.

One irony I will point out is that this whole thing begins and ends at the user level. Not at corrupt politicians, lenders, AMCs or appraisers. This entire program is a user-driven requirement, exacerbated at the appraisalware vendors development.

A 2.6 is an appraisal. A 3.6 is an appraisal. The concurrent existence of both demonstrating that the 2.6 1004 is not the only legitimate expression of professional appraisal practice. And also demonstrating that "meaningful to intended users" can and does change as we go, and is measured at the user level. Not at some immovable external benchmark.
