3.6 Crunch Time

I hope it takes forever. We’ve been told for the last eight years that appraisers charge by the hour with hybrid appraisals. So I guess that applies here as well.
I have an idea of how long it takes me to complete an appraisal. And if it takes me an hour longer on average I will charge $150 more. I have not done a hybrid which is kind of odd.

When I have to go to court for an assignment, I charge $300 an hour with a 4 hour minimum, which should be a standard hourly fee for any residential appraisal. The fact that AMC's have given themselves a massive discount because they can control who gets an assignment is one of the most insane aspects of being a residential appraiser.
 
He did say he is going to try and do the photo approach with the new Total Mobile App. From his response I think the photo issues are causing much of the time issues. Whether that total time would decline when using a Mobile App I am not sure.

I yoyo back and forth between entering photos in total mobile or just saving them outside and importing later. It's never been an overly smooth process. I have not gotten a new tablet compatible with new Total for 3.6 so not sure if it's any better.

My first 3.6 request came last week, then put on hold, then cancelled today...so it's not off to a good start.

I don’t use an IPAD. I use an IPHONE. Better pictures. I did use an IPAD for many years, but found to have too many problems with getting decent pictures when needing a wide angle lens. The IPHONE solved that problem. The only time I use an IPAD is if it is a very big house. I have never had a problem with syncing pictures with Total. One of the most convenient aspects of Total Mobile in my opinion. Not sure what system you are using and your syncing issues.

I have not completed a 3.6 order yet. My software comes due in September. I am still weighing whether I sit out awhile until the dust settles on the 3.6 stuff. I loathe sitting in front of a computer doing drop down menus, etc. Plus I am 71, and I have to quit sometime. I only do this now more as a hobby I get paid for. But I have recently taken up some new interests and I think I would rather spend more time doing those. I do like the extra money:)

What do you get paid for an appraisal? 1200 for a standard appraisal? Good for you if you can get work for that. I charge 600 to 650 for a standard appraisal.
 
Not sure what system you are using and your syncing issues.

Android tablet. It's just slower to add photos in the software, rather than snapping pics outside total mobile. Also easier to keep photos in my workfile outside of alamode.

Same boat contemplating continuing or not, but will probably stick it out a few more years. Private work is steady and no one seems to want to take on 3.6 so don't see it drying up here for awhile.
 
I want to use my iphone to take the photos in the photo app for win total mobile app, but dislike teh idea of sketching on a small phone screen. I asked if I could draw a square on
my phone in the mobile app and put in room labels in the square - bedroom etc, and then the photos would drop in the appropriate places in the 3.6 UAD.
