I'm purposefully late to the 3.6 party. I've already planned to sit November and December out for the most part and let the dust settle and hopefully let the bugs get semi worked out. Maybe accept a few simple jobs to at least get accustomed. I took a McKissock class and even the instructor said several times she was lost and bewildered. I've used Alamode since the beginning of my appraisal career and wasn't looking to change BUT I have read several posts and comments that Total isn't ready and is cumbersome. I've heard Reggora is user friendly and of course I get the stream of e-mails hawking various AI packages that basically do the work for us and they sound a bit suspect to me, maybe because I hate all things AI. My question is what software are you folks using and why? I'd like to hear the good the bad and the ugly to help with my decision. Thanks in advance!

I was with ACI for my entire 20 Plus year career. They just pulled the plug on 3.6 so I have been investigating software. I think I am going with SFREP. Simple format.

If you hate AI and want an easy transition from TOTAL than SFREP Appraise It Pro is what you want. 6 month trial, I think as well:

I am using Aivre - Completed one report so far. One minor change for my report , the software is easy to use. Their customer support is immediate and they have continual training videos for each step. I have made my choice to stay with them. I use Total for the legacy report until Aivre builds something later for our lenders that do not or will not be doing 3.6. Local banks mostly.

Just curious, if you'd opine after having used their software... Does it seem like the pricing for the packages is good value?

In my opinion it is overpriced, if my understand is correct - their lowest tier does not have he AI assistance that places and labels the photos (so it's basically just a form-filler). The next tier is $220 a month and does not have MLS integration, that costs $320. Plus you give them the rights to use and sell your data. But try them all and decide, most are free to kick the tires on.

I’m also a TOTAL user working through the UAD 3.6 transition. Now that you have had more time with Aivre, how has it been working for you? Which package (core, vision, or ultra) are you using, and how does its 3.6 workflow compare with TOTAL overall?
I’d be especially interested in your thoughts on ease of use, data entry, and whether the pricing has felt worthwhile. Thanks!

I have been trying Regorra and I don't find it that user friendly at first.

See my post, just did my 1st 3.6 with total. Using window 10, had not 1 problem. Used the desktop version, went very smoothly, easy to place photos from camera disk. I was surprised at how hard it was not. Total has it arranged in appraisal sections, made sense to me. The time issue is learning the new meanings and the over abundance of minutia data, especially on the market grid. But that will have be with a program that can imput the MLS data directly into the report. And yes that does cost monthly.

For my area, already got a template with the redundant info placed, and you will know what i am talking about. Total has more updates coming that will add more functional utility. Don't be scared kids, but don't be late to class, either.
