Got a call from a random AMC yesterday for a quote. Said $350 was way more than most appraisers in my market. Says they can get work for over $100 less than that with 24 hour turn times. It disgusts me to know that these turds are still doing work.

Do share the AMC info so to save your fellow AF members wasted time on the phone.

Why do appraisers believe everything an AMC tells them is the truth?

Many AMCs have told those lies over the years.

Best come back, is that if your work is going to be compared to a bunch of knotheads, you're increasing your fee $150 to cover the back end aggravation from those who have never seen a good appraisal.

.

I've been countering fees lately and have been getting some really good fees from them. I will not do a rural or complex assignment for what they offer. If they can't pay what I want, then I don't take the order.

If that's the case, then why are they calling you? To see if you'll take $200?

I turn down the low fees. I had a request today for an FHA REO in a rural subdivision( 1/2 to 5 acre lots) (modular or manufactured could be either based on assessor date), they wanted to pay what I generally get for a typical small rural town. They also wanted it due this coming Monday. Estate business is picking up, so I am a month behind.

EXACTLY. I call BS. If they have appraisers willing to work for $250 then why would they call anyone else? They KNOW that $250 is a garbage fee. Also I do not believe I have heard anyone say on any forum or message board that they turn reports in 24 hours in a few years. Most people seem to be in the 5-7 day range.

I got one of those calls about six months ago from someone I had never heard of and got a similar spiel. They wanted $250 in a rural area in 3-4 days. I said it was $400 and a week and the person said that all of their appraisers take their fees and turn times. I, in a stern voice, said then why the H*** are you calling me, call them and I hung up.
