4 Units Or 5 Units?

The property is in Oakland which has a couple of hundreds of 2-4 units on MLS active listings now.

Many properties have a lot of hidden details not shown on the city records/county records. Some lenders don't even want to fund for these properties.

Well, it was Too Complex for our license levels, just rejected the order.

My license level is just around the corner to AL from Trainee. My 2500 log hours and 4 work samples (2 per each supervisor) were approved. I sent my license issue fee, $60, to OREA a week ago. One of my supervisors' license is upgraded to AR recently.

Good for you. Just a thought for the future. If you're really that unsure from the beginning then you might be in too far over your head and experience. That is unless you associate or affiliate with someone else that has the experience and knowledge - then I'd take it in a second, sometimes for free, for the experience.
