54 Page Residential Appraisal Report

As I said, it was a very good report, and I don't say that lightly. Of course he is a former student of mine.:)

Prior to licensing(1991) I was still doing some commercial appraisals. The last one I did was of a 96 unit apartment building. Did all 3 approaches to value, no software back then to assist. The content was less than 100 pages. It was done for the government entity (RTC) and they accepted it without comment. Guess we should start selling the report by the pound.

We had to be licensed in 1988-89 - did a bunch of work for the RTC (residential) and I don't recall the reports exceeding 14 pages and never received (1) call for any changes. You actually needed to know all the correct Zip Codes; M/B/L and I always used the assessor tax #, way back then; now we are in "back to the future" mode. Gives clues about all the current hub bub, that was all part of History, they just weren't around then I guess, and no skimming of appraiser Fee's either. My Fee's back then ran; $275 to $475, excluding Waterfront properties.
 
Yeah... I learned that from a judge earlier in my career. I was on the stand (next to where he sat) and he was flipping through the appraisal trying to find the page I was referencing. He turned to me and said, "You know, it would sure be helpful if you had a table of contents in this thing!" :oops:

If you work for AMCs they don't want it because it is not in their converters. Just ask Danny Wiley. It is not in their template. :) I prefer not to work for AMCs and include my TOC page.
 
Any page will go through the "machines" converter if it is first converted to PDF. :sneaky:
 
Appraisals should be as long as they need to be!

An old timer in our area used to start his Area Description with a reference to the French and Indian War--he had some significantly wasted pages. I do think he charged by the pound.

It has nothing to do with conversions. Its about readability. We prefer page 1 to be the first page of the main appraisal form. I don't want or need a cover page or TOC. :)

I really don't want or need a report where page 1 of the URAR is 10 pages in. :(

The report content should suit the user. I am pretty sure that I read that somewhere :)

The report content for a lender or AMC may not be the same content that is suitable for a private user or a court. Many write and structure their reports the same way for all uses while others actually tailor the structure and content to the user.
 
I get the whole intended user thing but these days the report gets distributed. First to borrower and then to realtors. That report reflects me and my brand. So I am going to make my product look professional to everybody that will see the report. I don't care if client needs cover page or not. If client keeps the report to them self for their use only then yeah I can give you URAR with picture of toilets and stove.
 
A residential appraisal report at most should be 10-20 pages with photos.
 
Tired of what AMC stips what so it all goes in all reports. I do cover page and table contents.
(My bold) I think this is TOO TRUE for many RES appraisers who work with many AMC's (myself included). The majority ask for pretty much the same thing (i.e. aerial map or plat map or "utilities on/not on at time of inspection" ...Personally I don't include a TOC nor MLS sheets (I guess some AMC's do require this, but I don't work with them...knock on wood) but do have a cover page
 
I've seen the chain of title taken back to Genesis 1:1.

I have been Borged, but I continue to be concerned about the .env conversion, though it does have Page 1 of the URAR on top.
