I get the whole intended user thing but these days the report gets distributed. First to borrower and then to realtors

Too true! and sadly, we (appraisers) seem to be the only ones who "care about" intended user/use of our reports. We are to be professionals and follow professional standards (Uniform Standards of PROFESSIONAL Appraisal Practice) but i agree with your following comment:

That report reflects me and my brand

When it gets tossed around, I want it to look professional as well!

I don't know what goes into 54 pages though without plans and specs. I am at 35-40 pages for a typical report. 11 pages are photos. 7-8 pages text addendum.

The URAR was designed to be a concise reporting format and to eliminate the submission of pages of fluff.

Not sure. Didn't ask. Maybe glad I didn't ask now? Friends daughter was in high school some years ago and needed a project for graphic arts class. Said make me a logo. What she came up with.
